ENVIRONMENTAL RECORD SEARCHES

Environmental Record Searches are used to gather preliminary information to support Environmental Site Assessments. The Environmental Engineer orders one of our reports as the first step in determining the risks involved with property transfer. BBL Environmental Record Searches can be centered on any site in the United States. Our reports draw from all available Federal, State, Tribal and Local sources to provide detailed information regarding the status of each environmental contamination concern within a mile radius of the site. Reports will also disclose information on permits to handle, transfer or store hazardous materials within the search radius. Results are identified on digital area maps and reports include contour maps and a variety of add-on maps, aerial photographs and historical reports.

DELIVERY FORMATS

All BBL reports are delivered within 24 hours or less by e-mail in a Microsoft Word format, allowing you to easily extract, modify and add text and graphic symbols to the reports. The reports are generated in one of four formats: Standard (shown below), Classic, Table format or Customized to your specifications. Additional items are sent as attachments in separate e-mails.

    All the details and information that government databases provide will be included in the report. If available, it will include the Case Manager's notes and annotated details of what steps have been taken to clean up a spill or address a specific mitigation situation. This information is critical in determining the risk involved. The information will also save you time and money by limiting or eliminating visits and calls to the reporting agencies when questions arise.

For real estate lenders, investors and buyers, our Real Estate Transfer Risk Assessment provides a cost-effective means of determining whether the proposed site has contamination issues or whether neighboring sites present concerns that warrant further investigation.

  • This report will search environmental concerns and operating permits for single address.

BBL SENSITIVE RECEPTORS REPORT  
  • This report identifies sensitive receptors of environmental hazards surrounding the subject site, such as schools, hospitals, drinking water wells, suface water, wetlands and flood zones.

 

REAL ESTATE REPORTS

Real estate reports can detail the ownership of a particular piece of property, or the tenants of the property. This information is helpful in understanding the prior land use. 

HISTORICAL TENANT REPORT   Reports all listed tenants of your property and surrounding properties as far back as possible. The report is done in 3-5 year intervals, and uses reverse listing type directories as the source. 
BBL 50 YEAR CHAIN OF TITLE REPORT  
Traces ownership of the property back for the past 50 years. It comes complete with copies of all the documents, and parcel map of the site.
FIRE INSURANCE MAPS ABSTRACT Verbally describes the details of the maps showing the fire risks and property use during historical times
NEPA REPORT   Reports the presence of historical, cultural, wildlife and flood risks in accordance with the National Environmental Protection Act.

 

AERIAL PHOTOGRAPHS

BBL has a large collection of aerial photographs. The photographs have been digitized and are available in electronic format.

PRESENT AERIAL PHOTOGRAPH   Shows a bird’s view of present features surrounding your site.
HISTORICAL AERIAL PHOTOGRAPHS   Historical aerial photographs showing how your site has been developed during the last 5 or 7 decades.

 

LAND USE MAPS

BBL offers additional maps that are helpful in the assessment. They may help you to assess the land structure, the prior uses of the property or the risks involved with a particular property.

USGS TOPOGRAPHIC MAPS   Shows the topographic features surrounding your site.
HISTORICAL USGS TOPOGRAPHIC MAPS Copies of all topographic maps made for the area surrounding your site. It is a good way to track the development through time of the area.
WETLANDS MAPS   Shows the wetlands of the area surrounding your site. Maps are produced by the National Wetlands Inventory and the Department of Fish and Game.
OIL AND GAS MAPS   Maps of known oil and gas wells surrounding your site. Shows active as well as inactive wells.
FEMA FLOOD INSURANCE MAPS Shows the flood plains of the area, as well as the designation for your site as well.
GEOLOGIC MAPS   Describes the geology at your site and surrounding area.
SOIL SURVEY MAPS   Describes the soil types at your site and surrounding area.
