Unseen environmental contamination is a hazard in the purchase or sale of real estate. A lender that fails to screen for all hazards may end up foreclosing on contaminated property and unwittingly become liable for overwhelming clean-up costs.

Since 1990, BBL has provided comprehensive environmental information reports. BBL Real Estate Transfer Risk Reports disclose all known environmental contamination or other environmental concerns within a one-mile radius of your site. This includes all information available at Federal, State and Local regulatory offices. Each report includes a digital quality map with all sites plotted to allow users to quickly identify potential problems. BBL reports provide you with the information you need to immediately determine whether the proposed site is a known environmental hazard or whether neighboring properties present serious environmental concerns.

For real estate lenders, investors and buyers, our Real Estate Transfer Risk Assessment provides a cost-effective means of determining whether the proposed site has contamination issues or whether neighboring sites present concerns that warrant further investigation.

    This means all the details the government database provides will be included in the report. DELIVERY FORMATS

All BBL reports are delivered by e-mail in a Microsoft Word format within 24 hours or less. This format allows user to easily extract, modify and add text and graphic symbols to the reports. Additional items are sent as attachments in separate e-mails. The reports can be shipped by USPS, or faxed. We can also provide a summary of our findings by fax.

REAL ESTATE REPORTS

Real estate reports provide existing and historical information on the uses and condition of the property.

HISTORICAL TENANT REPORT $50 Reports all listed tenants of your property and surrounding properties as far back as possible. The report is done in 3-5 year intervals, and uses reverse listing type directories as the source. 
BBL 50 YEAR CHAIN OF TITLE REPORT $295
Traces ownership of the property back for the past 50 years. It comes complete with copies of all the documents, and parcel map of the site.
FIRE INSURANCE MAPS HARD COPY $99 Copy of maps showing fire risks and property use during historical times
FIRE INSURANCE MAPS ABSTRACT $30 Verbally describes the details of the maps showing the fire risks and property use during historical times
NEPA REPORT $60 Reports the presence of historical, cultural, wildlife and flood risks in accordance with the National Environmental Protection Act, which can dramatically affect the development and use of the property.
 

AERIAL PHOTOGRAPHS

BBL has the most complete collection of high quality aerial photographs available. These photographs have been digitized and are available in either on high resolution paper or electronic format.

PRESENT AERIAL PHOTOGRAPH $10 Shows a bird’s view of present features surrounding your site.

LAND USE MAPS

BBL offers additional maps that show you the land structure and the prior uses of the property and the surrounding region [and will even tell you if you got oil!].

USGS TOPOGRAPHIC MAPS $10 Shows the topographic features surrounding your site.
HISTORICAL USGS TOPOGRAPHIC MAPS $20 Copies of all topographic maps made for the area surrounding your site. It is a good way to track the development through time of the area.
WETLANDS MAPS $10 Shows the wetlands of the area surrounding your site. Maps are produced by the National Wetlands Inventory and the Department of Fish and Game.
OIL AND GAS MAPS $10 Maps of known oil and gas wells surrounding your site. Shows active as well as inactive wells.
FEMA FLOOD INSURANCE MAPS $10 Shows the flood plains of the area, as well as the designation for your site as well.
GEOLOGIC MAPS $10 Describes the geology at your site and surrounding area.
